    The real estate market is going through a reset in some parts of the U.S., with median sale prices in about one-third of major cities falling this year.

    Median sale prices dipped in the first three months of 2026 in 39 out of the largest 129 cities across the U.S., with many located in Florida, California and Southwestern states, according to a report from real estate data company ATTOM. The biggest decline was in Florida’s Cape Coral-Fort Myers region, where the median home sale price declined 9% to $341,250 in the first quarter compared with the year-ago period.

    Many cities now experiencing price declines also saw big run-ups in home valuations during the pandemic, such as Austin, Texas. Other metro areas are struggling because of pressures from rising homeowners’ insurance and property taxes, according to Jake Krimmel, senior economist at Realtor.com.

    “If we want to just focus on the ones that are struggling and declining, it’s going to be, for the most part, metros in the south and the west, and Florida has been one in particular,” Krimmel told CBS News. “It involves more of a pandemic boom, and — I would almost hesitate to say bust — but maybe a come-down or back to reality.”

    Bryce Ocepek, a broker who runs a Coldwell Banker franchise affiliate in northeast Florida, said homes in some pockets of the state are being snatched up quickly when priced correctly. But if a seller’s initial listing price is too high, the house often sells for less than its worth, he said.

    “It sits on the market, and then they price drop it, then it sits longer and they price drop it, and then they end up getting beat up by buyers that have leverage,” he told CBS News.

    Is the shine off the Sunshine State?

    Homeowners in Florida have paid the highest insurance rates of any state for several years, according to Insurify, an insurance comparison site. The average homeowners’ insurance rate in Florida jumped 18% to $8,292 last year, driven by hurricane risk, according to a March analysis by the site.

    “Florida’s inherent geographic risk keeps premiums more expensive than in other states,” the Insurify analysis noted. “Premiums are highest in the southern part of the state, where hurricanes threaten high concentrations of expensive homes. The most expensive counties are Monroe ($22,436), Miami-Dade ($15,715) and Palm Beach ($14,235).”

    Insurance premiums spiked in Florida after certain flood zones were reevaluated following a recent hurricane, Ocepek said.

    “We’ve even seen some situations where that’s why people are selling to begin with, because their insurance policy was dropped or reassessed and they either couldn’t insure it or couldn’t afford the policy any longer,” he said.

    Home prices in the Cape Coral-Ft. Myers metropolitan region peaked in early 2023, according to a house price index published by the Federal Reserve Bank of St. Louis.

    Other Florida cities experiencing price declines in early 2026 include Ocala, Lakeland-Winter Haven and the Naples-Immokalee-Marco Island area, the ATTOM data shows.

    “Whenever a property becomes uninsurable because of hurricane damage sustained, it’s significantly devaluing it, like it’s not just a couple points,” Ocepek said. “That can also skew the data a little bit, where some properties get creamed, and other ones are holding their value based on kind of pockets that have gotten hit by the hurricane or not.”

    About half of Floridians say they are considering leaving the state because of its high cost of living, according to a November poll from Florida Atlantic University’s Business and Economic Polling Initiative. About 8 in 10 of those polled said they are concerned about housing affordability.

    Buyer’s market

    To be sure, some cities saw rising home prices in the first quarter, especially in the Rust Belt, where values didn’t rise significantly during the pandemic. In Detroit, for instance, sale prices in the first three months of 2026 jumped about 17% to $259,000.

    Even so, the real estate market across the U.S. is shifting toward a more buyer-friendly landscape, providing some relief to house hunters who have felt locked out of the market over the past few years, Krimmel noted.

    “There is real benefit for buyers this spring in particular,” he said. “Financing is a little cheaper, and you also have now the added benefit of median prices actually coming back down, and there’s more homes on the market as well.”

    Mortgage rates are now hovering about 6.3% — far higher than the pandemic lows of below 3%, but lower than the average rate of 6.8% a year ago, according to Freddie Mac data.

    “Sellers are coming in with more realistic expectations. April was the sixth straight month nationally where we saw list prices come down on a year-over-year basis, so it tells us that people are pricing their homes a little less this year than last,” Krimmel said. “I wouldn’t say it’s a full rebound or back to normal. It just seems that it’s a bit of a normalization.”

    Even though times have changed since the early days of dehydrated ice cream, astronaut food is notoriously bland. It’s also designed not to have crumbs, since they could float around all over the capsule.

    But candy isn’t a problem.

    When the Artemis II crew returned to Earth, the first thing they ate — before they were rescued from their capsule — was peanut M&Ms, commander Reid Wiseman said Friday during a “CBS Mornings” town hall, “Artemis II: A Celebration of Heroes.” Wiseman and fellow astronauts Christina Koch, Victor Glover and Jeremy Hansen answered questions from students about their historic mission at the event.

    “When we landed, we splashed down into the Pacific Ocean, waiting for the rescue forces to come open the hatch, and Christina, out of her spacesuit pocket, goes, ‘I got some peanut M&Ms, anybody want some?’” Wiseman said, making the crew and the kids at the town hall laugh. “And so we’re leaning against the side of the spacecraft, just come back from the moon, eating peanut M&Ms; we were happy.”

    It wasn’t the only time food came up as a talking point on the space flight.

    People back on Earth couldn’t help but notice a jar of Nutella floating through the capsule just minutes before the four astronauts set the record for the farthest any human has ever traveled from Earth.

    The jar was seen floating just behind Koch’s head in the shot.

    NASA confirmed the moment was definitely not product placement, but Nutella’s owner, the Ferrero Group, still enjoyed basking in the (moon) glow.

    “Honored to have traveled further than any spread in history 🚀 Taking spreading smiles to new heights,” the company wrote on X, adding, “We’ve traveled to a lot of breakfast tables. Never any quite like this.”

    Eating in space

    As it turns out, the crew said the food wasn’t so bad on the mission.

    Wiseman said the crew enjoyed speaking with the team on the International Space Station on their way back to Earth for a very specific reason.

    “On flight Day 7, we had a link up with the International Space Station,” he said. “It was one of our favorite days and the best part about that whole call was we were all eating the same food.”

    Asked what food they enjoyed on the trip, Wiseman and Glover excitedly listed off spicy green beans, broccoli au gratin and fajitas among the meal options.

    The Artemis II team gained a new member Friday, and the crew made sure their youngest teammate had the right stuff for space.

    When the Artemis crew launched from Florida last month, Jack, a 5-year-old aspiring astronaut from Atlanta, told CBS News he’s “so obsessed with space” and wore his own spacesuit for the launch. The suit bore the rank of commander, so CBS News’ Rob Marciano gave Jack a nickname: Commander Jack.

    Commander Jack, dressed in his white spacesuit, joined “CBS Mornings” Friday for a town hall event with the Artemis crew, and the astronauts had a surprise for him.

    Mission specialist Christina Koch presented Jack with an orange spacesuit matching the ones the astronauts wore during the mission.

    “It says commander just like yours, so you can still keep your title,” Koch said.

    The spacesuit was signed by the crew, but another feature of the suit caught Jack’s eye.

    May 1 (Reuters) – Federal Reserve Bank of Cleveland President Beth Hammack said Friday she dissented against the ​central bank holding on to an easing bias ‌this week due to uncertainty around the economic and inflation outlooks.

    “Uncertainty around the economic outlook has increased in 2026 and ​makes the future path for monetary policy more ​uncertain,” Hammack said in a statement.

    The official said ⁠she voted against the Fed’s policy statement on Wednesday ​that left the interest rate target range unchanged at between ​3.5% and 3.75% because it retained language that pointed to “a pause rather than an end to the easing cycle. I see ​this clear easing bias as no longer appropriate given ​the outlook.”

    Hammack said there are now upside risks to inflation and ‌downside ⁠risks to the job market. She added inflation pressures are “broad based” and “and rising oil prices present an additional source of inflationary pressure.”

    Hammack’s dissent took place amid an ​unusually fractious Federal ​Open Market ⁠Committee vote that saw four officials break from the consensus.

    TEL AVIV, May 1 (Reuters) – A U.S. military-run centre near Gaza that critics say failed in its mission to monitor the Israel-Hamas ceasefire and boost aid flows to besieged Palestinians is set to be shut by the Trump administration, sources familiar with the matter told Reuters.

    The closing of the Civil-Military Coordination Centre (CMCC) in Israel would mark the latest blow to President Donald Trump’s Gaza plan, already undermined by repeated Israeli attacks since the October truce and a refusal by Hamas to lay down its arms.

    Diplomats and officials said the move, which has not been previously reported, underscores the difficulties facing U.S. efforts to oversee the truce and coordinate on aid, as Israel seizes more Gaza territory and Hamas firms its grip in areas under its control.

    The move could also add to unease among Washington’s allies, whom Trump encouraged to deploy personnel to the CMCC and commit funds for his Gaza rebuilding plan, effectively on hold since the U.S. launched its joint war with Israel against Iran.

    TRUMP-LED BOARD DECLINES TO COMMENT ON CMCC’S FUTURE

    According to seven diplomats familiar with CMCC operations, the U.S.-led centre will soon be shut and its aid and monitoring responsibilities handed to a U.S.-commanded international security mission that is meant to deploy to Gaza.

    U.S. officials have privately described the move as an overhaul, but diplomats said it would in effect shutter the centre once the International Stabilization Force (ISF) takes over.

    A diplomat briefed on the U.S. plan said that the number of U.S. troops working at the revamped ISF would drop to 40 from around 190. The U.S. would seek to replace those troops with civilian staff from other countries, the diplomats said. All of them spoke on condition of anonymity because they were not authorized to speak publicly.

    Diplomats say the CMCC lacked authority to enforce the ceasefire or ensure aid, making it unclear whether folding it into the ISF would have much practical effect on the ground.

    An official with Trump’s so-called Board of Peace, set up to oversee Gaza policy, declined to comment on the CMCC’s future but said the centre plays a “critical role in ensuring aid deliveries and coordinating efforts” and advancing Trump’s plan.

    The White House and the U.S. military’s Middle East command both referred requests for comment to the Board of Peace.

    Once the CMCC is folded into the ISF, the centre is expected to be rebranded as the International Gaza Support Centre, two of the sources said. It would likely be led by U.S. Major General Jasper Jeffers, the White House-appointed ISF commander.

    The ISF was supposed to deploy immediately to Gaza to establish control and maintain security. But that is yet to happen with only a handful of countries having so far pledged troops, and none of them have committed to security roles.

    Washington has said U.S. troops would not deploy to Gaza.

    The ISF has, however, established a walled‑off annex inside the CMCC, which has been operating from a warehouse in southern Israel, but access to the annex is tightly controlled by U.S. troops who, three sources said, regularly deny entry to representatives from allied countries.

    ISRAELI ATTACKS CONTINUE DESPITE CEASEFIRE

    The CMCC’s establishment was a key element of Trump’s 20-point plan for Gaza, following a ceasefire meant to halt Israel-Hamas fighting and allow for rebuilding the territory after its pulverization by Israel in two years of fighting.

    Dozens of countries, including Germany, France, Britain, Egypt and the United Arab Emirates, sent personnel including military planners and intelligence officials to the centre as they sought to influence discussions on Gaza’s future.

    But with Israel continuing to carry out attacks and pushing its armistice line with Hamas deeper into Gaza, diplomats say the CMCC’s momentum faded. Hamas has also reassumed governance in a coastal slice of Gaza under its control.

    Some countries now send representatives as little as once a month, one diplomat said. Another said only a handful of countries regularly showed up.

    Israel says its attacks in Gaza aim to stop threats from Hamas or people approaching the armistice line. Palestinians say this is a pretext to subsume more of Gaza in a bid to force them from land they seek for a future state.

    More than 800 Palestinians and four Israeli soldiers have been killed since the ceasefire, meant to halt a war that started with the October 7, 2023 Hamas-led attack on Israel.

    During the fighting, Israel reduced much of Gaza to rubble, displaced nearly the entire two million population and ruined infrastructure needed for water distribution, sanitation and electricity.

    The CMCC was intended to help ensure aid was delivered to Palestinians in need. Diplomats say aid levels have remained largely stagnant despite an influx of commercial goods entering Gaza, with Israel banning many items that it says can carry dual military and civilian uses.

    Those items include poles needed for tents in displaced persons camps and heavy machinery needed to clear rubble.

    COGAT, the Israeli military agency that controls access to Gaza, said that 80% of trucks entering Gaza daily carried commercial goods purchased in Israel but that they were intended to supplement humanitarian supplies.

    The Board of Peace official said Gaza ultimately needs what they described as “a sustainable civilian administration to truly transform from the years of aid dependency and cycles of violence that have clouded its past.”
